KSA 1:  Knowledge of the principles and techniques of program evaluation and oversight, and performance measurement.

 

As Principal/Partner with multiple Finance/Investment and Asset Management companies over the course of approximate 15 years, I have been fully accountable for defining program objectives, developing policies, principles and techniques, and steering the full scope of all real property asset program management.  This has included taking programs/projects from start-up and execution through ongoing evaluation, oversight and performance measurement.  In this capacity, I have spearheaded multi-million dollar ventures and managed high-dollar volume portfolios to consistently optimize bottom-line profitability. 

 

Applying my expertise, I have consistently facilitated dynamic results.  For instance, I have successfully generated and managed over $100M in private investments supporting a broad range of real estate and technology ventures.  I also spearheaded the planning, development and sale of Wakefield Plantation, Raleigh, NC; this venture included 3.2K residential units as well as a Tournament Players Club golf facility with annual housing sales revenue peaking at over $100M. As a Principal and Co-Operating Partner in successful businesses, my responsibility for everything from business development and client relations to human resource management demands dynamic verbal communication skills.

 

For example, in strategically launching ventures with varied clients/stakeholders, the ability to effectively communicate in order to first present the opportunity and then understand their needs and concerns is vital to subsequently positioning and steering effective negotiations to facilitate high-dollar-volume transactions/partnerships. Similarly, as these ventures involve interfacing and coordinating with a variety of parties, from investors, banking executives and realtors to attorneys and engineers, it is critical that I have the ability to proficiently communicate complex information in a manner that effectively addresses diverse audiences.

I routinely prepare/produce comprehensive reports for presentation to investors and Board members. This includes, among others, detailed status reports on projects/ assets as well as related presentations on funding requirements, projected profit/loss performance, current and past market conditions, and related matters. I also develop related financial statements/profiles for executive-level review and analysis that are crucial to defining and re-defining our business strategies.  Additionally, in driving investment and financial transactions, I have developed and prepared complex documentation needed to close such transactions.

 

I am further proficient in drafting a variety of correspondence communications, including both emails and traditional mailing materials, targeting everyone from clients, investors and attorneys to internal personnel.
