Project Designer

 

Serve as student Intern, Level III, in four-person team, additionally including a licensed Architect and two professional Interns.  As Project Manager, was charged with architectural design oversight for residential/commercial construction and renovation projects in the San Antonio, TX, area.  Utilizing AutoCAD, 3D modeling and Revit Architecture, produced designs from schematics through construction documents.  Researched all building codes/ordinances and implemented information during all phases of design and build activities.  Employed Adobe Photoshop and Illustrator in developing visual media used to support approval of projects during presentations to various governmental bodies, such as city building personnel, Board of Adjustment and Historical Preservation office.  Documentation was also utilized when applying for relevant permits and variances.

Served as coordinator for bidding process, all contract negotiations and final awarding of contracts.  Worked with local providers to obtain pricing, product samples including special order custom items, and to develop acceptable time cycles.

 

Gathered topographic information as well as photographic documentation, to establish baseline information for structures and conditions.  Knowledge of construction techniques, gained earlier in career with contractor for U.S. Air Force, and standards allowed review of field contractor practices as well as informed contributions for issue resolution during on-site design conferences.  Worked closely with contractor and client in a coordinator role, facilitating choices of such items as materials, colors and finishes, and assuring choices were included in project specifications.  As required, provided research and recommendations regarding LEED and other Green-labeled products.

 

During daily operations, assisted in scheduling and managing in-house material resource information.  Also used QuickBooks software to prepare fee and tracking spreadsheets.

 

The above activities were applied to eight specific projects, as described briefly below.  The first was production of full construction set for a 4,641 sq. ft. addition to a residential property, including design of a perimeter concrete wall.  Developed presentation boards to be used for obtaining a zoning ordinance variance.

 

Another assignment was providing design/construction sets for demolition and re-construction of 3,000 sq. ft. residence.  Because site location presented problematic soil conditions, requiring a pier and floating slab foundation, worked with geotechnical and structural engineering departments.  Additionally, assisted client with interior design/material choices.

 

Coordinated full interior package for two units of a LEED for Homes Platinum certified duplex project.  Interiors of units were completed using Green-certified products.  Additionally, designed outdoor space including Xeroscape landscape.  Duplex was included in San Antonio American Institute of Architects (AIA) Tour of Homes in 2009.

 

Worked with colleague in designing three-unit Prairie-style town home complex.  Assisted with all interior choices and interfaced strongly with contractors as representative of long-distance-based developer client.

 

Assisted in coordination of nearly 3,000 sq. ft. patio addition to existing restaurant within Historic Preservation Rio Overlay Zone in San Antonio, which required working with city Historic Preservation office in obtaining permits.  Prepared package of plans/elevations, rendered drawings and photographs in support of constructing patio and worked closed with local Mechanical and Plumbing Engineers, due to requirement for integration with existing establishment.

 

Participated in fast-tracking of Request for Proposal (RFP) for submittal to San Antonio Housing Authority for landscaping contract for all public housing within City of San Antonio.

 

Used Revit Architecture to prepare construction set and 3D images for outdoor residential patio.  This included obtaining building permits, and providing multiple iterations/re-dos of designs, including final design based on cooperation between company and government official regarding local zoning ordinance interpretation.

 

Produced construction set for 458+ sq. ft. residential addition; obtained building permit after presenting building package to Board of Adjustment in support of requesting exception to a rear-yard setback encroachment.  Company assisted in final general contractor selection and negotiation as part of bid process.

In this Level II Intern position, worked with licensed Architect, two professional interns and an office manager.  For projects in multi-million-dollar Los Angeles neighborhoods, produced drawings and schematics on spatial planning and construction documents including site/floor plans, elevations, sections and architectural detailing.  Worked closely with external Structural Engineers, Landscape Architects, Interior Designers and City Plan Reviewers, providing working drawings, redline changes and final documentation.

Construction Quality Control Manager

 

Served as Quality Control Manager for a Simplified Acquisition Base Engineering Requirements (SABER) contract for Travis AFB 60th Civil Engineering Squadron; was part of team of Contract Manager, three Project Managers, two QC personnel and supporting office/field staff.  Monitored multiple job sites and provided on-site project construction verifications, in accordance with blueprints/specifications from in-house/external consultants as well as directives contained in Air Force Instructions (AFIs) for facility design/construction.  Coordinated all inspections with civilian building official.  Prepared/tracked material and product submittals, working with Base Contracting Office, and produced daily construction activity reports regarding construction methods.  Of critical importance, in support of clear communication and achieving project goals. were weekly progress meetings held between contractor and SABER team.

 

Over 12 months of assignment duration, a number of projects were designed and implemented.  Interior space for a secured area office was renovated to accommodate new furniture layout.   Sub-contractor was monitored closely to ensure compliance with Air Force Design Standards for Secured Office Space.

 

For a high sensitivity area, new airfield ramp lighting was installed including automatic solar sensors.  This required in-depth interface with CE Operations to identify existing utilities in area as well as to obtain needed permits for drilling/digging to position new lamp posts.

 

Oversaw construction of golf course maintenance facilities, which included demolition of existing structures and construction of 8,000 sq. ft. facility, with staff office space, maintenance/repair shop and storage space for equipment and other needed supplies.

 

Retrofitted fire sprinkler system plumbing equipment to existing structure, providing to-code bracing of new fire lines to existing roof; coordinated with base Fire Department in testing sprinkler system.

 

For 50+ buildings, updated and installed backflow prevention equipment.  Prior to performing installation, worked with CE Operations office, researching existing conditions and locations of water mains/feeds.  Created Excel spreadsheets for data input and coordinated work with military Project Managers and building customers.  Tested work at completion of project in coordination with base Fire Department and SABER civilian building inspector.
